Forsyth County & North Fulton Real Estate Update
Home Prices, Buyer Opportunities & What’s Ahead
As we head into the final weekend of October, the housing market continues to send mixed signals. Home prices are rising in some areas, buyers are gaining negotiating power, and builders are offering more incentives.
But what does all of this mean for homeowners and buyers in Forsyth County and North Fulton County – Cumming, Alpharetta, Johns Creek, Milton, Suwanee, and surrounding communities?
Here’s what you should know.
HOME PRICES: LOCAL MARKET CONDITIONS MATTER
According to Redfin, national home prices increased 3.8% year-over-year in September 2026.
However, national and metro-wide trends don’t always reflect what’s happening in individual neighborhoods.
In Forsyth County and North Fulton, pricing a home correctly requires more than looking at last year’s sales. Current competition, property condition, recent comparable sales, and buyer expectations all play important roles.
BUYERS ARE FINDING MORE ROOM TO NEGOTIATE
With mortgage rates continuing to affect affordability, buyers are paying close attention to value.
For sellers, this means strategic pricing, thoughtful preparation, and strong marketing are especially important. Homes need to stand out from the competition.
For buyers, there may be opportunities to negotiate pricing, closing costs, repairs, or other contract terms, depending on the property and circumstances.
NEW CONSTRUCTION: INCENTIVES WORTH EXPLORING
According to the National Association of Home Builders, 43% of builders nationwide reduced prices in October, while 65% reported offering sales incentives.
For buyers considering new construction in our area, it’s worth comparing builder incentives, mortgage-rate buydowns, and closing-cost assistance.
Remember, the advertised incentive isn’t always the best financial option. Understanding the complete offer matters.
WHAT I’M WATCHING NEXT WEEK
The Federal Reserve meets October 27–28, 2026, with its next interest rate announcement scheduled for Wednesday, October 28.
While the Fed doesn’t directly set mortgage rates, its decisions and economic outlook can influence borrowing costs and buyer confidence.
MY TAKE ON OUR LOCAL MARKET
Whether you’re buying or selling, today’s market calls for thoughtful decisions based on current local conditions, not national headlines.
For sellers, pricing and presentation matter.
For buyers, preparation and negotiating strategy matter.
And for both, having an experienced local real estate professional who understands the differences between neighborhoods, price points, and property types can make a meaningful difference.
