Different Types of Home Inspections You May Need

Buying a home can bring a lot of uncertainty, especially when a seller doesn’t have much knowledge about the home or the age of the mechanicals and other big-ticket items. ๐—œ๐˜’๐˜€ ๐—ถ๐—บ๐—ฝ๐—ผ๐—ฟ๐˜๐—ฎ๐—ป๐˜ ๐—ฎ๐˜€ ๐—ฎ ๐—ฏ๐˜‚๐˜†๐—ฒ๐—ฟ ๐˜๐—ผ ๐—ฝ๐—ฒ๐—ฟ๐—ณ๐—ผ๐—ฟ๐—บ ๐˜†๐—ผ๐˜‚๐—ฟ ๐—ฑ๐˜‚๐—ฒ ๐—ฑ๐—ถ๐—น๐—ถ๐—ด๐—ฒ๐—ป๐—ฐ๐—ฒ!
Let’s be real โ€” even if a seller has knowledge about the home, we would definitely want to get the opinion from an unbiased source who is an expert in their field.

โ€ข Structural (engineering)
โ€ข Wood Destroying Insect / Termite
โ€ข Radon Gas
โ€ข Mold (air quality + labs)
โ€ข Lead-Based Paint (if older)
โ€ข Sewer (septic / hydraulic + sewer line)
โ€ข Water (well, pump, filtration, labs)
โ€ข Pool (visual, mechanical, dye)
โ€ข Stucco (moisture probe/invasive)
โ€ข Insurance (flood, prior claims)
โ†’ Make sure to take the time to attend the inspections with the professionals, this way you get first-hand knowledge on your new home and you can ask questions on maintenance items. Every home is going to have issues โ€” so it’s important to prioritize what is most important, and plan for the rest.
PRO TIP: even if you waive the right to a home inspection to win a multiple offer situation, it is important that you still have one, even if it is after you move in!
