Different Types of Home Inspections Buyers May Need

Why Due Diligence Matters When Buying a Home

Buying a home always comes with unknowns. Sometimes the seller simply does not know the age of the roof, HVAC system, water heater, or other major components. Even when they do know, it is still wise to verify everything through independent professionals.
As a buyer, your protection is due diligence.
A qualified, unbiased expert can help you understand the true condition of the property so you can make informed decisions, prioritize repairs, and plan ahead.

 

Common Inspections Buyers Should Consider

Not every home requires every inspection, but these are the most common:
• Visual & Mechanical (General Home Inspection)
• Structural (engineering)
• Wood Destroying Insect / Termite
• Radon Gas
• Mold (air quality + labs)
• Lead-Based Paint (if older)
• Sewer (septic / hydraulic + sewer line)
• Water (well, pump, filtration, labs)
• Pool (visual, mechanical, dye)
• Stucco (moisture probe/invasive)
• Insurance (flood, prior claims)
The right combination depends on the age, location, and features of the home.

 

Attend Your Inspections

If possible, attend the inspections in person. Walking the property with the inspector gives you first-hand insight into:
• Maintenance items
• Safety concerns
• System life expectancy
• Preventative care recommendations

 

→ PRO TIP: A Strategic Note for Competitive Markets:

In multiple-offer situations, some buyers choose to waive the inspection contingency to strengthen their offer. That can be a calculated strategy, but it does not mean skipping the inspection entirely. Even if you waive the contingency, scheduling an inspection after closing can help you understand your investment and create a maintenance roadmap.
