HOME BUYERS: Don’t Fall Victim To This Wire Fraud Scam!

Wire fraud scams are not new, and we are beginning to hear more about them hitting too close to home – far too often!  In fact, it is not unusual for me to hear about a breach, or potential breach, each and every week.
Recently, as I sat in a closing with my sellers, we overheard a party in the next room (who was expecting a check at closing for the proceeds from the sale of their home) being questioned about an email the closing attorney had just received asking to have those funds wired directly to a bank account.  Thankfully, the savvy closing coordinator second-guessed the legitimacy of that email and verified it, before acting, saving that seller from the loss of hundreds of thousands of dollars.
My clients are put on notice up front that I will never provide them with wiring instructions nor discuss their personal financial information via email, and any email doing so should be called into question immediately.
However, it is very easy with the number of emails received during a real estate transaction (agent, lender, inspector, closing attorney, etc…) for a buyer to become confused about who they are communicating with.  And, sadly, the bad guys are getting very good about making themselves look legitimate.
It is always my recommendation that, upon receipt of any questionable communication, you contact the closing attorney’s office immediately – not through any email address or phone number provided in that questionable communication – but directly by phone, through a verified phone number, to confirm the legitimacy of the information.
NEVER provide your personal information via email to an unconfirmed source or over the phone to someone who called you.
It is my hope that by sharing this information it will be easier for consumers to recognize the red flags and protect themselves from the danger.

Four Traits that Aid Alpharetta, GA Homebuyers

The Rorschach (or inkblot) test is the one where a psychologist shows you a series of pictures that seem to be random black-and-white splatters.  The shrink asks you what you think they look like.  What you “see” in the inkblots tells something about who you are—how you look at things.

If someone were to create a pack of inkblots to test for who would be best suited for the tasks facing Alpharetta, GA homebuyers, they’d be designed to pinpoint character traits that come in handy during a typical homebuyer’s quest.  I don’t know how Dr.  Rorschach came up with the shapes he chose (what was he thinking?)—but at least four characteristics to look for would be:

1.     Low financial anxiety.  One trait that’s common among those who are well prepared to go after their first Alpharetta, GA home is command of their financial affairs.  If that’s not present—if finances are amorphous or if creditworthiness is shaky—potential first-timers are almost certainly jumping the gun.

2.     Patience.  The probability of winding up with exactly the right Alpharetta, GA home increases in tandem with the ability to resist hasty impulses.  The first or second property visited might ultimately turn out to be the best one—but there is wisdom in verifying that through comparison with a range of other possibilities.  Patience in house hunting makes for an informed homebuyer.

3.     Flexibility.  Having a firm list of requirements is helpful to get a house hunt off to a productive start, but if those requirements are set in concrete, some of what might turn out to be the best candidate properties can be missed entirely.  I can’t tell you how many great finds have resulted when we took a little extra time to check out what had seemed to be an iffy prospect.

4.     Openness.  Homebuyers increase the likelihood of winding up with the most suitable Alpharetta, GA home in their budget range when they aren’t shy about sharing their ideas and reactions with their agent.  Being talkative is perfectly okay for enGAged homebuyers—just as being closed-mouthed is something of a drawback.  The more feedback that’s freely exchanged between the boss (you) and your Realtor® (me), the better!

For Alpharetta, GA homebuyers of all stripes, another kind of “inkblot test” occurs when you walk through the front door of what ultimately becomes “the one.” That’s an experience it doesn’t take a shrink to interpret: it’s the feeling that you’ve found your home!

Steps to Buying a Home

Whether you’re a first-time home buyer or a seasoned veteran, buying a new home can be a trying experience. However, following these simple suggestions can certainly help ease the tension.

1. Don’t get pre-qualified – get pre-approved:

No buyer should begin house hunting without knowing exactly what they are qualified to purchase, but getting pre-qualified doesn’t always mean that you can actually get a loan! Getting pre-qualified can save you a lot of time in looking at homes that are not within your price range, but getting pre-approved can save you a lot of heartache when you find the home of your dreams only to then find out that you can’t get a loan.

2. Establish your needs rather than your wants:

Everyone knows what they want, but more importantly you need to determine what you truly need before you begin looking at properties. This reduces wasted time spent looking at properties which perhaps are not suited to your lifestyle. When we, personally, begin to look for a new home we make a list of “must haves”, “like to haves” and “wouldn’t this be great” items. This will very easily help you target the right home.

3. Know where you need to be:

If you work outside of ForsythCounty you will want to determine the maximum distance you are willing to drive and limit your search to those communities.

Likewise, if you’re schedule allows you flexibility (such as telecommuting) you may prefer a home that is bit off the beaten path. I can help you to determine just where you want to be – and where you don’t – based on your specific requirements.

4. Work with an experienced Realtor:

It costs you nothing to work with an experienced agent, and the benefits you gain from their experience can help you immensely when you are making the single most important financial purchase in your life. Don’t let an in-experienced agent use your purchase for practice. Again, I would be more than happy to help you through the process.

5. BUT, MOST IMPORTANTLY…. Two things I tell all of our customers:

1) Always have your home inspected. It doesn’t matter how much you like or trust your builder. He cannot be there every minute of every day to oversee every stick of wood that’s goes into your home. It is sub-contractors who really build your home. There are good ones and bad ones, and good ones can have bad days!

2) Buy owner’s title insurance. With the recent changes made to the standard Georgia real estate contract , this is more important than ever! Title Insurance will protect your investment should there prove to be any question as to the validity of deed history. The bank will require that you purchase a policy for them at closing so make sure you have taken care of yourself as well. I have always suggested this, and do so even more strongly should you be buying in a rural area.
